{"id":2178,"date":"2020-03-26T09:38:11","date_gmt":"2020-03-26T13:38:11","guid":{"rendered":"https:\/\/www.construction.com\/newsroom_details_pag\/coronavirus-shutdowns-poised-to-pummel-construction-supply-chain\/"},"modified":"2026-01-28T17:06:39","modified_gmt":"2026-01-28T22:06:39","slug":"coronavirus-shutdowns-poised-to-pummel-construction-supply-chain","status":"publish","type":"post","link":"https:\/\/www.construction.com\/reports\/coronavirus-shutdowns-poised-to-pummel-construction-supply-chain\/","title":{"rendered":"Coronavirus shutdowns poised to pummel construction supply chain"},"content":{"rendered":"<p><em><strong>Coronavirus-related slowdowns poised to pummel construction supply chain<\/strong><\/em><\/p>\n<p>(The slowed down supply of materials, such as sought-after Carrara marble quarried in Tuscany, is impacting the construction and real estate development industries.)<\/p>\n<p>While different cities grapple with how major <a href=\"https:\/\/www.archpaper.com\/tag\/construction\/\">construction<\/a> projects should forge ahead\u2014<a href=\"https:\/\/www.archpaper.com\/2020\/03\/boston-imposes-citywide-moratorium-on-construction-coronavirus\/\">if at all<\/a>\u2014during the coronavirus (<a href=\"https:\/\/www.archpaper.com\/tag\/coronavirus\/\">COVID-19<\/a>) pandemic, the shipping and sourcing of the <a href=\"https:\/\/www.archpaper.com\/tag\/building-materials\/\">raw materials<\/a> used in said projects has slowed to a trickle.<\/p>\n<p>As the <a href=\"https:\/\/www.nytimes.com\/2020\/03\/20\/business\/coronavirus-construction.html\">New York Times<\/a> recently pointed out, real estate development is a wholly international affair when you consider that the disparate elements that comprise a single construction or renovation project come from, well, everywhere. A decent number of building materials such as concrete and lumber can be domestically sourced, but countries like <a href=\"https:\/\/www.archpaper.com\/tag\/italy\/\">Italy<\/a> and <a href=\"https:\/\/www.archpaper.com\/tag\/china\/\">China<\/a>, both of which have been profoundly impacted by the pandemic, are major players in this normally robust global supply chain. In addition to items like Italian marble, Chinese copper, and ceramic tile from Brazil, Turkey, Spain, and elsewhere, a slew of materials and equipment\u00ad sourced from across the globe\u2014paving stones, lighting, electrical equipment, elevators, and so on\u2014have become scarce or are at risk of becoming scarce stateside due to shipping delays, travel bans, shuttered factories, and decimated workforces.<\/p>\n<p>As noted by <a href=\"https:\/\/therealdeal.com\/new-york\/2020\/03\/23\/coronavirus-related-supply-chain-delays-threaten-developers-and-builders\/\">The Real Deal<\/a>, imports, including construction materials, arriving at the Port of Los Angeles from China were down 23 percent in February when compared to the same period the previous year. Per the Times, these delays, however, have not prompted widespread layoffs within the construction industry itself\u2014or <a href=\"https:\/\/www.archpaper.com\/2020\/03\/track-halted-construction-projects-across-america-map\/\">at least not yet<\/a>.<\/p>\n<p>\u201cIt\u2019s not like when you build a house and can just go down to a Home Depot and get a different light fixture when you\u2019re short,\u201d Chris Heger, vice president of Seattle-based construction management firm OAC Services, told the Times. \u201cThis stuff is all designed and planned years in advance. I\u2019ve been doing this for 30 years, and I\u2019ve never seen anything like this.\u201d<\/p>\n<p>In-development projects have also been impacted by supply chain concerns, as lenders become increasingly uneasy about the unfolding situation and the overall viability of major developments that could potentially be halted mid-construction.<\/p>\n<p>\u201cLenders want to make sure they\u2019re not going to be stuck with a half-completed project,\u201d Frank J. Sciame Jr., chairman of New York-based builder Sciame Construction, told the Times.<\/p>\n<p>Many American builders already have the materials they need on-hand and, in turn, can commence with projects as planned (provided that the powers that be in some cities have deemed the project as being \u201cessential\u201d) according to The Real Deal. A number of importers have also stockpiled enough materials to keep the supply chain moving, albeit at a slowed pace, for a good while.<\/p>\n<p>But for exactly how long \u201ca good while\u201d and how large the impact ultimately is on the construction industry both remain uneasy, unanswered questions.<\/p>\n<p>\u201cHave people experienced the impact yet? Probably not,\u201d Mike Haller, president of Detroit-based builder Walbridge Aldinger Co., explained to <a href=\"https:\/\/www.crainsdetroit.com\/real-estate\/coronavirus-latest-blow-construction-projects-already-dealing-labor-cost-increases\">Crain\u2019s Detroit<\/a>. \u201cBut will be impact come? Probably so. There\u2019s regular building materials that come from China, for instance. There\u2019s tiles that come from Italy. There\u2019s stone that comes from Spain. There\u2019s curtain wall systems that come from Europe\u2026 It\u2019s gonna be impactful.
